According to Idealista, the average asking price for housing in Sines in July 2026 is 3 883 €/m². The figure covers the whole housing market, including resale homes.

Over the past 12 months, the price per square metre has increased by 4,2%; over five years, it has increased by 126,9%. The average annual rate over this period is 17,8%.

Housing in Sines is currently 12,7% higher on average than in the district of Setúbal, where the price is 3 446 €/m².

Compared with the region of Área Metropolitana de Lisboa, the difference is 13%: housing here is lower.

If the average rate of the past five years continues, the estimated price per square metre in Sines will be about 4 575 €/m² in one year and 5 389 €/m² in two years. That corresponds to changes of 17,8% and 38,8% from the current level.
